Removal of mold colonies is the only safe solution. Germicides are only a partial fix. Even dead mold spores are allergens to many sensitized individuals. During tearout, airborne mold levels can increase ten fold over undisturbed levels because mold will sporulate, releasing its spores into the room air. Air sampling before and after the removal is absolutely essential to the success of your mold project. Why? Up front testing tells you what you have and how high the bio aerosol levels are. All molds are not treated with the same clearance standards. For example, Stachybotrus (Black Mold) is far more dangerous than other molds. When it is found, the clearance standard should be zero tolerance. With most molds, final clearance usually means that the indoor air still has some mold, but is clean enough to exceed or approach the levels of outdoor air. If you never test you will never know what might be growing in your home. Some people are happy not knowing, especially a remediation contractor who does not want his work quality scrutinized. Indoor Air Quality Testing keeps the remediation contractor honest and insures that your home becomes mold safe again.


The mold industry in Washington is largely unregulated. A lot of charletons have siezed the opportunity to charge hundreds of dollars to walk through your home and measure moisture. We do that for free! Other remediators charge thousands and never test their work or provide letters of clearance. When you sell your home a letter of clearance from an environmental professional and an independent mold report from an accredited lab may become vital documents for full disclosure to satisfy new buyers. If you see ads that stress Toxic Black Mold, don't trust people that try to scare you. Most molds are allergens, but overstated reference to Toxic Black Mold (Stachybotrus) is a shameless scare tactic. Most mold projects do not have to remediate Stachybotrus. When it is found, it just needs to be carefully and completely removed by professionals. Any visible mold that exceeds about 100 SF likely needs full containment. At less than 100 SF affected area, the solution is far simpler and less expensive.
